Terms & Conditions

By using our website and booking a stay with Schliesmann Estates, you agree to the following terms and conditions. A comprehensive rental agreement with full details will be provided after booking, which controls in the event of any inconsistency with these terms.

1. Booking Agreement

Your reservation is confirmed once checkout is complete as outlined during booking. By placing a booking, you enter into an agreement to adhere to our policies and house rules. All fees, inclusions, and applicable taxes will be clearly presented during the booking process, and you agree to pay all charges associated with your stay.

2. Payment Terms

Payment is collected at the time of booking to confirm your stay.

Payments are processed in U.S. dollars (USD) through Stripe for direct bookings, or through the booking platform (Airbnb, Vrbo, etc.) for platform bookings. Returned, declined, or reversed payments will result in a thirty-five dollar ($35) processing fee per occurrence.

3. Cancellation Policy

Cancellations significantly impact our ability to rebook and coordinate with our service partners. The following policy applies to all reservations:

  • Forty-six (46) or more days before check-in: refund of the total booking amount paid, less a twenty percent (20%) transaction fee.

  • Thirty (30) to forty-five (45) days before check-in: refund of fifty percent (50%) of the total booking amount paid.

  • Fewer than thirty (30) days before check-in: non-refundable. Full booking value forfeited.

  • No-show: non-refundable. Full booking value forfeited.

  • Date changes are treated as a cancellation of the original booking and a new reservation, subject to current availability and pricing at the time of rebooking.

Schliesmann Estates reserves the right to cancel a reservation due to unforeseen circumstances, in which case a full refund will be issued.

4. Check-In & Check-Out

Check-in and check-out times are specified in your booking confirmation. Please honor these times to ensure smooth turnover of the accommodation. Early check-in or late checkout, where available, may be requested at the time of booking and is offered for an additional fee disclosed in the booking confirmation.

5. Occupancy & Pets

  • Each booking covers up to the number of guests stated in your reservation.

  • Up to two (2) pets are included at no additional charge.

  • A maximum of three (3) pets is permitted per booking. A pet fee, disclosed in the booking confirmation, is charged for the third pet. Bringing more than three pets requires prior written approval from Schliesmann Estates and an additional fee.

  • Exceeding the confirmed guest count or bringing unapproved pets may result in extra charges and/or cancellation of your stay without refund.

6. House Rules — Noise & Smoking

  • Quiet hours run from 11:00 p.m. to 7:00 a.m. each night. During quiet hours, audio levels both inside and outside the property must be kept at a level that does not disturb neighbors.

  • Guests must comply with all applicable Village of Birchwood, Town of Birchwood, and Washburn County noise ordinances and regulations.

  • No smoking is permitted indoors under any circumstances. Indoor smoking will result in a minimum five hundred dollar ($500) penalty plus all costs associated with cleaning, odor removal, and any related damage.

  • Smoking is permitted only in designated outdoor areas, and all cigarette waste must be disposed of properly.

7. Property Care & Damages

Guests are expected to keep the premises in good condition and to notify us promptly of any issues. You agree to be fully responsible for any damage, loss, or excessive cleaning required due to misuse or negligence during your stay.

No security deposit is collected upfront. By booking, you pre-authorize Schliesmann Estates to charge your card on file for the cost of any documented damage, loss, or excessive cleaning, in accordance with the damage claim process described in the rental agreement, in an aggregate amount up to ten thousand dollars ($10,000) per stay. Charges in excess of $10,000 require separate authorization or may be pursued through the booking platform or under applicable Wisconsin law.

SE Squeaky Clean Guarantee. For all bookings, if the cabin is not to your satisfaction upon arrival, you may submit photo documentation to support@schliesmannestates.com within four (4) hours of check-in for a full refund of the cleaning fee.

8. Packages, Experiences, and Third-Party Activities

Schliesmann Estates offers stay packages and optional curated experiences and add-ons. Current package and add-on offerings are described on our website. The specific package, perks, and add-ons applicable to a particular booking are itemized in the booking confirmation.

Certain experiences, including without limitation the Private Chef Dinner and the UTV Adventure, are operated by independent third-party providers. Participation in any third-party experience requires the guest, and each participating member of the guest's party, to execute the third-party operator's separate waiver, release, and participation agreement at the time of service. Refusal to sign any required waiver will result in cancellation of the experience without refund.

Experiences may be canceled, rescheduled, or modified by Schliesmann Estates or the third-party operator due to weather, safety, equipment availability, or other circumstances. Guest cancellation of an experience must be made at least seventy-two (72) hours prior to the scheduled start time to be eligible for a refund.

9. Liability

You acknowledge that your stay and participation in any activities, whether on-site or off-site experiences arranged through us, are at your own risk. Schliesmann Estates and its affiliates are not liable for any accidents, injuries, illness, or loss of personal property that may occur during your visit, to the fullest extent permitted by law. We strongly advise all guests to exercise due caution during outdoor activities and to secure their personal belongings. We also recommend purchasing travel insurance to protect against trip interruption, illness, or other unforeseen events.

10. No Unlawful or Unauthorized Use

Our properties may only be used for lawful, private vacation purposes. Guests must not engage in any illegal activities on the premises. Subletting or transferring your booking to another party without our written consent is not permitted. Serious violations of these terms, including unauthorized events, illegal activity, or exceeding confirmed occupancy, may result in immediate termination of your stay without refund, and may be subject to fines or legal action.

11. Acceptance of Terms

By confirming a reservation on our site or via our booking partners, you indicate that you accept and agree to abide by these terms and all detailed conditions in the rental agreement provided after booking. The rental agreement controls in the event of any inconsistency with these terms. We recommend all guests review these terms carefully before booking.
